Real Estate Professionals Can Generate Numerous Seller Leads By Advertising Properly On Television

The following is an edited excerpt from Phil Mitsch’s Book “How To Generate Seller Leads.”  This Book is the second of 14 that comprises his Real Estate Listing Agent Solutions Program and it is currently available.

Now here are 36 Examples of some of the most powerful and effective types of Advertising Media that I used to promote my Advertising Messages, comprised of Educational Information and Institutional Information, during my 24 years as a practicing residential Real Estate Listing Agent in southern New Jersey.  Using these Examples of Advertising Media significantly helped me to consistently and very successfully 1) generate thousands of real estate seller leads, as well as potentially real estate buyer leads, mortgage purchase leads, and mortgage refinancing leads, 2) obtain an excellent individual image, 3) obtain an excellent company image, 4) provide sellers with the highest level of service, disclosure and protection humanly possible, 5) reach my maximum level of proficiency, professionalism, productivity, and success much faster, and 6) obtain the very valuable 40 Benefits that I listed in the beginning of this Procedural Lesson as well as many more.

Example # 1:   Television

The First Example of an Advertising Media that I used, as a practicing residential Real Estate Listing Agent, to promote my Advertising Messages, comprised of Educational Information and Institutional Information, in order to consistently and very successfully generate real estate seller leads as well as potentially real estate buyer leads, mortgage purchase leads, and mortgage refinancing leads was Television.
    
Television was the most powerful, effective and successful Advertising Media that I used and I used it for the following 12 Reasons.

     Reason #1:   Television was an Advertising Media that reached all of my potential
                              customers and clients in my marketplace.

     Reason #2: 
  I was able to substantially increase my firm’s, agents’ and my own 
                              visibility in my marketplace.

     Reason #3:   I could promote all of my Educational Information in my Advertising 
                              Messages to generate real estate seller leads on my television show.

     Reason #4:   I could promote all of my Educational Information in my Advertising 
                              Messages to generate real estate buyer leads on my television show.

     Reason #5:   I could promote all of my Educational Information in my Advertising 
                              Messages to generate mortgage purchase leads on my television show.

     Reason #6:   I could promote all of my Educational Information in my Advertising 
                              Messages to generate mortgage refinancing leads on my television show.

     Reason #7:   My television show generated more real estate seller leads than any 
                              other Advertising Media I used.

     Reason #8:   My television show generated more real estate buyer leads than any 
                              other Advertising Media I used.

     Reason #9:   My television show generated more mortgage purchase leads than 
                              any other Advertising Media I used.

     Reason #10: My television show generated more mortgage refinancing leads 
                              than any other Advertising Media I used.

     Reason #11: I could promote all of my Institutional Information in my Advertising 
                              Messages to generate an excellent image for my company on my television show.

     Reason #12: I could promote all of my Institutional Information in my Advertising 
                              Messages to generate excellent images for my agents on my television show.

     Reason #13: I could promote all of my Institutional Information in my Advertising 
                              Messages to generate an excellent image for myself on my television show.

Format Of My Real Estate Television Show

I designed the format of my 30 minute Real Estate Television Show so that virtually all consumers would not only want to watch the show, but all of it as well. How did I accomplish these things? By producing and airing the show using the following 3 Segment format.

     Segment #1: Five (5) two-minute sessions where I personally gave 1) home buyer, 2) home seller,
                           3) home owner, 4) real estate professional, and 5) mortgage professional tips.
    
     Segment #2: Five (5) two-minute sessions where a picture of a Phil Mitsch Realtor property for
                           sale was shown and I personally gave a brief description about it.  

     Segment #3: Twenty (20) thirty-second sessions where my servicing company advertisers
                           and spokespeople gave consumer tips in their area of expertise.

Using this 3 Segment format made my Real Estate Television Show move like a “machine gun” thus keeping my viewers watching and listening for much longer periods of time.  By the way, I also promoted “where” and “when” my Real Estate Television Show would air by running numerous 1) five-second, 2) ten-second, and 3) thirty-second “video promos” and “still shot voice-over promos” throughout the week on all cable systems the show was running on.  Many of these promos were in the form of “Tips” and were sponsored and paid for by many of my servicing company advertisers.  I also promoted the show in other Advertising Media (known as cross promotion) as well.  Doing so dramatically increased the show’s viewership as well as my real estate firm’s production.

My Real Estate Television Show And Promo Tips Produced a Profit Center

Not only did the production and airing of my Real Estate Television Show and Promo Tips on local cable systems significantly help to increase my real estate firms’ overall production, but it also generated a profit center for me as well.  How was this possible?  Because many of my Servicing Companies paid a “promotional fee” to my Advertising Agency, that I created, to advertise on the Show and sponsor my Promo Tips.  As a result of receiving these “promotional fees” my revenue now exceeded the costs of producing and airing my Real Estate Television Show and Promo Tips.
